Custom Home- one of a kind house that is designed for a specific client and for a particular location. Custom homes afford consumers the opportunity to control layout, lot size, and accessibility.
Production Home- builder can usually deliver the same size home for less money than a customer builder. Purchasing power in volume of materials and land.
Inventory Home- AKA quick move-in homes or spec homes, inventory homes are either already under construction or completely built.
On site- A sale person that represents the builder. The on site will work from the builder's model home.
Phase Inspections-I Pre Pour inspection-inspect site preparation, form board, vapor barrier, plumbing
II Pre Covering inspection- framing, electrical, HVAC
III Final Inspection- foundation to roof

Realtors look after your interests they do not represent a single builder or subdivision like an on site sales person.
An on site sales person will not point out pros and cons to different locations or property features.
Your realtor can help schedule inspections by working with the builder and on site for your convenience.
Realtors are there to help you understand the contract, help builder be honest with what was promised, monitor progress, help find the perfect lot, and research the subdivision.
